As of the end of 2009, 94% of buyers and sellers now begin their transaction online! (2009 National Association of Realtors Profile of Home Buyers and Sellers)

Further, the average buyer is now younger than ever, and more net-savvy than ever. They expect the same of the people they choose to work with.

So, What Do We Do to Survive?

The solution for survival is easy... we follow our buyers and sellers. That means that Internet Marketing must be a MAJOR component of your marketing plan.

Don't be afraid to barbeque a sacred cow! Here's how savvy investors manage their marketing expense:
STEP 1: Create a spreadsheet to track all marketing activities. Include how many pieces for each, at what cost, leads, profit, etc.
STEP 2: Next, calculate your Return On Investment (ROI) monthly for each. How many dollars of profit came from every dollar of marketing campaign expense?
STEP 3: Sort the spreadsheet in descending order by the ROI and drop the poor performers (at least the bottom 1 or 2).
STEP 4: Finally, start adding and testing 1-2 new marketing tactics at a time. Internet Marketing offers many options.
STEP 5: Rinse & repeat.

You'll quickly find that Internet Marketing has the largest reach and lowest cost of any lead generation activity.

As I mentioned above, it's best to try 1-2 tactics at a time, measure their success, then keep at what's working and abandon the losers.

Experience shows that the best strategy is to choose a mix from the specific tactics above based on what "fits" and returns results for your business. Each tactic can be implemented with a variety of tools (such as YouTube or Twitter - keep in mind that these sites act as a means to an end... not the end itself).

Why Everything You Thought You Knew About Internet Marketing is DEAD Wrong!

But I Have a Website... I'm Online Already... Right?

That's sort of like saying "I've incorporated, so I'm in business." Staking a claim online with a website doesn't mean anybody would ever find you. In fact, I can almost guarantee they won't.

And beware of snake oil salesmen who tell you they can sell you a "lead magnet" site. It doesn't matter if it's the BEST lead-generation site EVER MADE... it doesn't work that way.

For years, the TOTAL percentage POSSIBLE of traffic generation if you had the MOST PERFECT site ever designed has been declining like a rock tumbling off a cliff.

As recent as the end of 2009, 15% of technical factors affecting traffic (lead) generation are controllable on the site side.

The other 85% comes DIRECTLY from Internet Marketing happening outside of your site.

Not to beat a dead horse, but that means that the BEST LEAD-GENERATING SITE IN THE WORLD would still miss out on 85% of the possible leads without the addition of OFF-SITE Internet Marketing. And, just to be clear, no software or site on the market can or could do this for you.

And putting your website address on your marketing collateral doesn't count either. Anybody that crosses your online threshold had found you already anyway.

You'll also be up against a few challenges when you start marketing online:

  1. Internet Marketing is a moving target, and what works is ALWAYS changing.
  2. The volume of Internet Marketing information is completely overwhelming, like getting a drink from a firehose.
